Homebuilders

We move traffic from the main road to your model home.

Tiered visual navigation systems for grand openings, phase releases and VIP events. Matched to your brand colors, installed while the site is empty, and struck on the schedule you set.

Your marketing spend puts people in the vicinity. Something has to close the last half mile.

Community signage is read by drivers who already have the address. The gap is the driver on the arterial at 10:00 on a Saturday morning who does not know an opening is happening today, and who passes the entrance because nothing told them to turn.

That driver is the traffic you paid for and did not get.

The Visual Navigation System

Three tiers, sized to your route.

  1. 100 ft +

    Destination anchor

Seen first, from the arterial, before the driver can see the community at all. It says the destination exists and roughly where it is.

Deluxe 5ft Helium Highflier, flown on colored pennants.

A destination anchor high above a model home community at dawn
  2. 15–16 ft

    Route anchors

Above car roofs, landscaping and parked traffic. Holds the route at the transitions where a driver would otherwise lose it.

    Heavy-Gauge Mini Column, helium.

A model home at dusk with balloon clusters at the entrance and lit windows behind
  3. Eye level

    Path breadcrumbs

Confirmation at every turn once the driver has committed. Ribbons move in wind, which is what holds attention at the moment it is weakest.

Heavy-Gauge Balloon Cluster — tied, or on a 5ft pole with cascading ribbons.

  4. Ground

    Entrance markers

Catches traffic at the community entrance and the intersections feeding it. Built for multi-day endurance in open exposure.

    High-Endurance Column.

Our destination anchor flies more than a hundred feet up. A monument sign is ten.

How a visual navigation system works — sizing, placement, endurance and the install window

Route size drives the component count. A single model on an interior street is a different system from a phase release across a half mile of arterial frontage, and we size it to the site rather than to a package.

Budget priority is fixed. Entrance markers and path clusters come before destination anchors. When the budget is constrained we protect the parts that move traffic, and we will tell you which ones those are.

Specification

The numbers this is built to.

Height
Destination anchor flies more than 100 ft. Route anchors at 15–16 ft, above car roofs and landscaping. Near airports we fly shorter, or we do not fly the anchor at all.
Motion
Ribbons and pennants move in wind. Peripheral vision detects movement involuntarily — a static sign competes for attention, a moving one takes it.
Color
Matched to the closest available balloon color, and the match is named on your quote.
Install window
Set by the route and the schedule, while the site is empty. Structural completion contracted in writing, before your doors open.
Strike
Full teardown, hardware recovery, site left as found, at the time you set.
Mounting
Non-damaging. No penetration, no adhesive residue, no damage to finished surfaces or completed landscaping.
Site requirements
Access and safety requirements are confirmed before the install and built into the plan. Secure anchoring throughout.
Documentation
COI, W-9 and vendor registration handled on request.

Execution

Three steps, one of which happens while the site is empty.

  1. Placement plan

Placement confirmed against your site plan and the colors you give us, before anything is built. We do not normally need to be on site first — if you would rather we walked it with you, ask and we will. Access and safety requirements are confirmed here and built into the install plan.

  2. Installation while the site is empty

Start time is set by the route and the schedule, and a large outdoor system starts early enough to be standing before the site opens. Structural completion is contracted in writing, before your doors open.

  3. Scheduled strike

Full teardown, hardware recovery, site left as found, at the time you set.

Route refresh — a priced option, not a step. On multi-day activations we return mid-run to replace weathered components and re-tension the route. Priced to your package and scaled to distance, quoted alongside the install.

Configurations

Three configurations.

These are reference configurations, not fixed bundles. Components are added or removed to match what the site actually needs, and we will price a route that sits between two of these or outside all three. The names exist so there is something to quote from, not to limit what you can order.

Route size drives the component count, so we size to the site, not to a package. Installation and strike are quoted with the job and scale with distance from our workshop. Send the date and the site address and the quote comes back with the configuration, the component list and the price on it.

Send the opening date and the site address.

You’ll get a routed scope and a price back. Send your brand colors and the quote names the closest available balloon colors.
